Week 1

Consultation & strategy

We meet (in person or on Zoom) to talk through your goals, must-haves, timeline and budget. You leave with a clear search strategy and a realistic picture of what your budget buys in each neighborhood.

Week 1–2

Get pre-approved

I introduce you to trusted local lenders so you can compare loan options and get a solid pre-approval. In the Bay Area, sellers expect it with every offer — and it lets you move the moment the right home appears.

Ongoing

Search & tour homes

Hand-picked listings, new-construction communities and off-market opportunities, plus private tours. I flag pricing trends, school boundaries, HOA details and red flags as we go.

Offer day

Write a winning offer

Before we write, I pull comparable sales and review disclosures and inspection reports. Then we decide on price, terms and contingencies that give you the best chance of winning, without overpaying.

Typically 21–30 days

Inspections, appraisal & escrow

Once accepted, I coordinate inspections, the appraisal, loan milestones and every contract deadline, and negotiate repairs or credits if anything comes up.

Closing day

Close & move in

Final walk-through, signing and keys. After closing I stay your resource — from contractor and renovation referrals to future investment advice.

Buyer FAQ

Questions buyers ask most.

Straight answers to the questions that come up in almost every purchase.

Ask Lavanya a question →
How much do I need for a down payment?

Less than many people think. Loan programs exist with much smaller down payments than 20%, and down payment assistance programs can help. Your lender will walk you through options; I’ll help you understand how your down payment affects offer strength.

How long does it take to buy a home?

It varies with the market and your timeline. Once an offer is accepted, escrow commonly runs around 21–30 days, but the search itself can take anywhere from a few weeks to several months.

What are contingencies?

Conditions in your offer — typically for loan approval, appraisal and inspection — that protect you if something goes wrong. In competitive situations we decide together which ones to keep and how long they should be.

What costs should I expect besides the down payment?

Plan for closing costs such as lender fees, title and escrow, prepaid property taxes and insurance, plus inspections. Your lender’s Loan Estimate itemizes these early so there are no surprises.

Can you help with new construction?

Yes. Builder contracts have different fine print and timelines. I help you compare communities, negotiate incentives where possible and keep the builder on schedule.
